Fresh, modern decor, and a very welcoming staff. The room was well laid out, spotless, and a very comfortable space to relax in after a busy day in the city. I loved the location directly across from Planet Word and Franklin Park. Plenty of options nearby for coffee and dining.

Great location, nice facilities, perfect showers. The suites are great. Regular rooms are a little small but comfortable. Nice rooftop bar and beautiful little speakeasy bar.

Lighting could be better in the bedroom area, coffee/ tea maker would be great in the rooms but is provided downstairs. I like a bathrobe provided but they are not available here. Steamer instead of an iron was a nice touch.

This is a wonderful, gracious, atmospheric hotel with plenty of comfortable lobby rooms for meeting friends, sitting, reading and relaxing. The decor is eclectic and eye-catching, with many small seating areas, including one around a very appealing fireplace. The rooms are compact, but do not lack in comfort and graciousness. Each room has a record player and offers several enticing LPs for listening. The rooms also casually supply a few books on their shelves. My room had two recent Pulitzer prize winning novels, "The Sympathizer" and "Less". As with the common rooms in the hotel, nothing is nailed down. There is an aura of trust that makes one feel at home. This hotel is affiliated with hotels in other cities I visit. I will seek out these places as I felt I'd come into my own tribe staying here. Beautiful, eye-catching art, a trustful staff and a comfortable bed and bathroom is a trifecta.

I reserved my room through BOOKING.com and chose a room that included breakfast.
I traveled with friends who booked directly with the hotel. Their bookings did not include breakfast and their reservation rates averaged $15 less per night than my reservation. This lovely hotel does not provide breakfast, continental or otherwise. What the hotel does provide is a voucher that entitles the holder to a SMALL cup of coffee or tea and a single muffin or Danish. The cafe has fresh fruit and yogurt cups as well as other enticing alternatives, but those choices come wrapped in plastic and priced at Starbuck prices. I felt completely scammed and angry that each morning I had my $15 coffee while my friends had fresh-brewed, delicious coffee from the hotel.

First of all it is always something going on in DC so streets are blocked for hours. We had 2 hours window on Saturday to be able to come with our car and park (parking 65 dollars per night). Would be nice get the message with warning that streets are blocked from the hotel staff.
Second of all be aware from Friday till Sunday this hotel is NIGHT CLUB. Friday and Saturday from 18 pm till 2 am and Sunday from 18 pm till 22 pm. (Night club is on the 10 floor where they have bar and open terrace). We got room on 8 floor so if you stay in this hotel from Friday till Monday and you do not want to sleep till 2 am - be my guest. That’s horrible that they did not even mention about this! You have to go to stay in the 5 floor to be able to sleep plus on those dates this hotel full of drunk strangers occupying elevators! If I knew I would never would stay there.

The location is fantastic, close to everything you need. My room was plenty large enough (king) and comes with its own record player and books which are a lovely touch. The bathroom has all the amenities so you do not need to travel with them! I love the mission for the hotel, be socially and environmentally focussed. It’s a good reason to go back.
Negatives:
There was no formal place for breakfast, and the rooms do not have a coffee maker as standard. I hadn’t realised I could ask for one, so if you like coffee before 7am you need the machine!
