Positives:
Rooms were modern and clean and we had an overal good stay! The breakfast in the restaurant was also a nice surprise with made to order dishes. You are a 5 min walk from River Square so also very central.
Negatives:
You are next to a busy train track and even though the double glass helped, it still made quite some noise. Request a room in the front if you can. Small thing, but the fire detector was above the bed blinking right in your face as you layed down.

Was in a really bad side of town. The restaurant that they advertise to be open was not open. The breakfast bar was very yucky and they charged us for a smoking fee and were not smokers.

The rooms were great, fun and updated the shower was my favorite part. Beds were completely amazing and friendly staff.

Parking was limited, recommend paying for parking and putting your vehicle in the locked secured lot.

Noisy room with something out the window-hvac?- going all night long that kept some of us awake or woke us up over and over; no view but a wall outside the window; no fridge; no real glasses or cups but all disposables - at least some of it paper; definitely needs a bit more class (lounge chairs very uncomfortable), but it has potential, maybe hire a better designer; receptionist could not check us in when we arrived because we booked through booking.com so we could not really freshen up and change before our event other than in public washrooms but they gave us breakfast vouchers to make up for it which was appreciated;

Positives:
This is a "vintage chic" boutique hotel that's close to many fun activities in downtown Spokane. We were able to walk or easily ride public transportation to almost anywhere. Good restaurant choices nearby, as well.
Negatives:
The HVAC in the room (a mini-split) wasn't great. It was too warm and quite humid in the room (71% relative humidity, according to the unit's display), even though we had it set to cool to 70 degrees F. We had to get up a few times in the night to bump the temp down further. Not sure if our unit wasn't working correctly, or if that's normal. Also, LOTS of unhoused folks in the area, many of whom were yelling loudly, and one of whom was spitting on the windows, then wiping the spit off with his blanket.

Decent value for a boutique hotel close to lots of activities, but there are a few drawbacks.
Positives:
Funky decor recently upgraded.
Secure parking lot but expensive.
Negatives:
Stopped serving food at 8 so not ideal as we were travelling and arrived late.
Old wiring so lights were tripped which freaked me out when plunged into darkness. Staff were super responsive tho so fixed it quite.
